The 50% rule
If repair cost is more than 50% of a new install AND the unit is more than 6 years old, replace it.
Definitely replace if
The tank is leaking. You see rust in the hot water. The tank is 10+ years old. You've had 2+ major repairs in 24 months. Recovery time has doubled.
Repair (if under 6 years) if
Only the heating element is bad ($200-$450). Thermostat is stuck ($150-$300). Gas control valve or thermocouple ($200-$500). Pressure relief valve dripping ($150-$300).
Signs your water heater is dying
Popping or banging during heating. Discolored or rusty hot water. Water pooling around the base. Insufficient hot water. Higher energy bills. Visible corrosion.
What a proper install includes
New unit with warranty. Removal of old tank. Expansion tank (Georgia code). New shutoff valve and flex lines. New drip pan. Vent inspection. Permit when required.
